<h2>Resort News</h2>
<h3>Bayview Apartments – Cowes</h3>
<p>The apartments at Bayview are receiving some tender loving care.  The outside of the buildings are being painted in a modern neutral colour.  Karen has provided this photo but is disappointed that her beloved roses are not in bloom to really show off the contrast.  The gardens have been assessed by a garden designer with a view to a future makeover which should further enhance the property.  New bedspreads and blankets are now in use in all apartments and Karen is thrilled with her office make-over which includes new curtains, carpet, a brand new desk and air-conditioning.  We are sure you will notice an all around improvement when next you visit.</p>
<p>We still have apartments available over the next few months so why not get down to Phillip Island and enjoy the peace and quiet of winter on the Island?  Call Anne at member services to book your owner week or a bonus week/weekend or midweek getaway.</p>

<h3>Golden Leaf Apartments &#8211; Caloundra</h3>
<p>Golden Leaf has had two apartments&#8217; fully refurbished – new beds, sofas, carpets etc.  All apartments have new bedspreads and blankets.  The property&#8217;s switchboards have had a full upgrade.  Our manager, Barbara tells me she has been authorised to get some extra gardening works done so we will look out for some photo&#8217;s in our next newsletter.  Limited availability at Golden Leaf over the next three months – call Anne quickly if you are interested in bookings.</p>
<h3>Manly National Apartments – Manly</h3>
<p>New curtains and sofa beds have been installed in the lounges and new cook tops installed in the kitchens of all six Eastcoast apartments.  In addition all apartments have new bedspreads and linen.  With the recent refurbishment of the bathrooms the apartments at Manly are looking good.  The Body Corporate is in the process of replacing all the external doors in the building (the sliding doors onto the balconies) and even though a levy has been raised to facilitate this we agree that the works are essential.  If you have not been to Manly National for some years you will notice a big difference to the exterior of the building and the foyer.  Availability is very limited for the remainder of 2010 so call Anne soon if you wish to stay this year.</p>

<h3>Allocate your 2010 week now!</h3>
<p>Where does the time go?  Now is the time to decide what to do with your 2010 holiday week entitlement.  If you wish to make a booking in the remaining 6 months get on to it soon to avoid disappointment.  If you have decided that you cannot take a holiday this year let us know that you wish to save your week/s for use in future years.  You can deposit your week/s with DAE, RCI or HC Direct.  Need advice on which exchange company suits your needs?  Call Anne at your member services to discuss.</p>
<h2>Timeshare Schemes and GST</h2>
<h3>An interesting thing happened the other day.</h3>
<p>As many of you might know the Timeshare Industry is regulated by the Government by means of the Managed Investments Act.  There has been much debate between the industry and the Government about whether that is appropriate but the Government has refused to budge on this point.  As a result the large Timeshare schemes began questioning the Tax Office about the requirement for the industry to collect and pay GST seeing the Government has decreed the Industry to be a financial product.  The end result; the Tax office made a ruling that GST would no longer be applicable to the Timeshare Industry.</p>
<p>As we had not been party to the discussions the ruling caught us by surprise and means we have had to do several things to ensure we remain financially stable.</p>
<p>The ruling, in effect says we can neither charge you, the owner, GST nor can we claim it back from the Tax Office.  The result is that we have to effectively pay back all GST collected on this years fees.  However as we can no longer claim the GST portion of the expenditure back from the Tax Office refunding the GST would leave a large shortfall in our required funding for the year because the GST refund we normally get from all our expenditure would disappear.  As a matter of necessity the Board has had to strike a special, one off, levy to cover the 2010 funding shortfall this tax ruling generates.</p>
<p>It is probably no surprise to learn that the levy amount is exactly the same as the GST refund and the bookkeeping will be handled internally so I hate to say it there is no cheque in the mail.  The GST you have paid will be put directly against the levy.</p>
<p>In effect, this change is a book keeping exercise and makes no real difference to our operations overall.  It will simplify our book keeping into the future, but creates a large workload for this year as we adjust all accounts to reflect this change of methodology. </p>
<h3>School Holidays 2011/2012</h3>
<p>Need to take your holidays in the school holidays?  If you have not already done so now is the time to place requests for 1<sup>st</sup>, 2<sup>nd</sup> and 3<sup>rd</sup> term holidays 2011 and Dec/Jan holidays 2012. <p>I recently stayed at Sunraysia with my mum and sisters where we had a great holiday.  The resort has great facilities and the accommodation is excellent.  We golfed, ate, shopped and relaxed!  We flew up with Qantas (approx. $180 pp return incl. luggage) which took only one hour.  Upon arrival we picked up a hire car for our 4 day stay.  There is so much to do in the area and you can plan in advance by checking out the website <a href="http://www.visitmildura.com.au/">www.visitmildura.com.au</a>.</p>

<td>Your Club has recently aligned to other independently managed timeshare resorts to enhance exchange and bonus satisfaction for our members and to offer similar benefits that are provided by the large management companies in the timeshare industry. </p>
<p>Fondly named, Independent Resorts Group (IRG), the concept was adopted to assist Club members with exchanges, in the event that timeshare exchange companies are unable to satisfy an exchange request.  Discounted accommodation advertised as bonus weeks will also be available to members and friends.    An exchange fee of AU$115 or the New Zealand equivalent is payable, with those monies going back into your Club.  Any bonus transactions will further encourage income for individual Clubs</p>
<p>A website is presently being developed to showcase those Independent Resorts that intend on participating in the group.  The website, when complete, will provide resort details, a log in feature and will display bonus and exchange options.  Should the concept be successful, other associated products or aligned relationships may be formed.</p>
<p>Presently availability is limited, however, members are encouraged to check availability with us and identify if there has been any difficulty in securing a successful exchange through one or any exchange company.  Independent Exchanges are on a first come first served basis.</p>
<p>We encourage our members to get behind this concept and hope to bring you more information soon which will include an official launch.  However, in the meantime there is some availability which may be of interest.</p>

<p style="TEXT-ALIGN: left">As a general rule the member services office is open from <strong><em>9am to 5pm Monday to Friday</em></strong>.</p>
<p style="TEXT-ALIGN: left">Anne is required to attend the monthly Eastcoast Board meetings and leaves the office on most days to go to the bank and post office. It is important that you leave a clear message if you call when Anne is out of the office so that she can call you back upon her return.  Provide your name and phone number along with a short message.</p>
<p style="TEXT-ALIGN: left">Email messages are checked regularly and are usually answered same day.</p>

Members will also be able to deposit their weeks with exchange companies and make exchange bookings with DAE from the ETG website.  The ETG board is excited with the implementation of the live booking platform and believes that it adds a further benefit to ownership in the group.  We expect upgrades to the web site to be completed in early December 2009.Members will log in to the Members Only section of the website using their member number and a secure personal password. <p>Bayview is ideally located right in the township of Cowes.  You can just pop out the back gate to get to the main street or from the front of the property turn right and stroll to the beach.  The GP circuit is rated the best in the world and attracts many races throughout the year &#8211; The Superbikes in March, V8 Supercars in November and the Moto GP in October.  There is a replica track for Go-Kart racing too.</p>
<p>Phillip Island is also well known for its flora and fauna with the nightly Penguin parade, the Nobbies and cruises to seal rock all huge tourist attractions.  Many festivals are held throughout the year including the Working Horse Festival over the Melbourne Cup weekend and Pyramid Rock Festival over the New Year period. <h2>Bayview Wins RCI Hospitality Award</h2>
<p>At the recent ATHOC National Conference I was pleased to accept the RCI Hospitality award for Bayview Apartments on Karen&#8217;s behalf.  To achieve this award Karen and her staff had to rate above 4.6 (out of 5) in Check-in/out and Hospitality and above 4 (out of 5) in Resort Maintenance, Unit Maintenance and Unit Housekeeping.  The ratings are calculated from the comment cards that RCI guests fill out following their holidays and are averaged for a twelve month period.  This is a sensational achievement by Karen and her staff considering the age of the property.</p>

<p>At Golden Leaf we now provide flowers and chocolates in all units for arriving guests.  The flower arrangement complements the living area nicely and the new placemats look great.   Unit 5 has a new flat screen TV and the other units will get the same shortly.  The gardens are in the process of a make over and the asphalt area at the front of the resort has been resurfaced.</p>
<p>I have very lovely staff members at the present. Tania has been with me for nearly three years, Dot for two years and Max my maintenance man as been with me forever!  We are one big happy family.</p>

<p>Fiona was one of my lovely cleaners at Golden Leaf and only 18 years of age.  Tragically, Fiona ended up on life support recently due to swine flu and pneumonia.  Fiona recovered but her lower legs were badly damaged and both her legs need to be amputated from the knee down. We had a fundraiser at SeaWorld for Fiona and raised $7000 to assist with the substantial costs she and her father, Terry will incur.  Funds raised will go some way toward a new car and wheelchair but more is needed.  The Eastcoast Timeshare Group was very supportive and donated a week&#8217;s accommodation at Golden Leaf for the fund raiser.  The week contributed $400.00 to Fiona&#8217;s cause.  We will continue to support Fiona through this incredibly difficult time.</p>
<h2>Manly National Apartments</h2>
<p>There have been several staff changes at Manly National over the past 12 months as the new Body Corporate of the Building tries to upgrade and modernize its façade.   Tony Strati, Manly National Building Manager, is now our on site agent at Manly.  His office is located on the ground floor of the Manly National building and he is providing a wonderful check-in service for members and guests.  He is ably supported by Colin, our cleaner.</p>
<p>In a major exercise all six of the Eastcoast apartments have had the bathrooms fully gutted and refurbished.  The results are outstanding.  Further refurbishment will continue with plans to replace the sofa beds and replace the hotplates in the kitchens.  The building itself will continue to undergo extensive refurbishment with the replacement of all windows and doors over the next 3 years.</p>
<p>When visiting Manly please remember that Tony has a major role to play in managing the whole building.  Consequently he cannot afford to make himself available as a receptionist.  For any problems please either ring him or leave message under his door.</p>
<h2>Explanation of 2010 maintenance levies</h2>
<p>Levies are calculated by dividing the total budget amount by the number of shares in the Trust.  The budget is prepared and approved by the Eastcoast Timeshare Group Board of Directors.  The Directors, all owners of shares in the Group, are acutely aware of their responsibility to their fellow share holders.  The Directors believe the proposed budget for 2010 balances their desire to keep levies to a minimum whilst realistically reflecting the costs to be incurred over the 2010 calendar year.</p>
<p>To help you to understand the expenditure involved in running the Eastcoast Timeshare Group we provide the following breakdown of expenses for the 2008 calendar year.  The accounts for this period were audited by Illingworth David – Accountants and Consultants, in March 2009.</p>
<p>The annual fee of $620.00 per share represents an increase of 6.9% over the 2009 levy.  In general the increase allows for CPI at 3% and increases in site management and cleaning fees, utility costs, body corporate fees (Manly National) and Land Tax.  The sinking fund is set aside for ongoing refurbishments at all three properties.</p>
<p>The break-up:</p>
<p>$498   Levy per week (excluding sinking fund and GST)</p>

<h2>Exchange Deposits</h2>
<p>The ETG operates an advance deposit system with our major exchange partners.  This means that we deposit weeks with the exchange companies creating a &#8220;pool&#8221; of weeks that can be allocated to members at a later time.  When you request your week be deposited with an exchange company ETG allocates a week from the &#8220;advance bank pool&#8221; and transfers that allocation into your exchange account.</p>
<p>Dial an Exchange (DAE):  a deposit from any one of the three ETG properties and of any unit size equates to a &#8220;Credit&#8221; in their system. A &#8220;Credit&#8221; will facilitate a booking for <strong>any holiday listed</strong> on the DAE web site.  Recently members have contacted me concerned that the week deposited into their DAE account is a one bedroom restricting their exchange to a one bedroom.  Be assured that this is not the case with DAE.</p>
<p>HC Direct:  exchange requests should be directed through ETG member services.  Anne will deposit a week on your behalf when HCD confirms an exchange for you.</p>
<p>RCI: operates a system they call &#8220;Fair Exchange&#8221;.  This means that your deposit does affect your exchange options.  If you require a particular unit size or high demand deposit it is imperative you contact ETG member services <strong>early in the year</strong> to deposit your week.  Deposits made directly with RCI will be allocated from the &#8220;advance bank pool&#8221; which as the year progresses is reduced to one bedroom deposits.</p>
<p>The advice for RCI deposits is to deposit early and through your ETG member services.</p>
<h2>Thinking of selling your timeshare?</h2>

<p>If you are thinking of selling your timeshare here are a few tips and some advice.</p>
<h2>How much should I sell my share for?</h2>
<p>The price you decide to put on your timeshare interest will depend on your individual circumstances.  If you need to sell quickly for financial reasons your price point will be at the lower end of the scale.  The price which you advertise is up to you so I suggest you look at the other timeshares listed for sale and choose a price point from there.</p>
<h2>Who can I sell my timeshare to?</h2>
<p>Members who have successfully &#8220;sold&#8221; their shares in the past few years have advertised the sale to friends and family and on <strong>eBay</strong> or the <strong>TRADINGPOST</strong> websites.  There are companies who offer a resale service and charge a fee to timeshare owners to list their share for sale.  The Eastcoast Timeshare group does not have an affiliation with any timeshare resale company and therefore cannot make a recommendation to you.  You are free to list with a resale company if you wish but suggest you try to sell through your friends and family network OR via <strong>eBay</strong> or the Trading Post.</p>
<h2>What is the process for selling my share?</h2>
<p>Once you have a buyer you will contact ETG member services to commence Share Transfer procedure.  ETG will issue you and your buyer the official documentation that is required to be completed by both parties to legally transfer the share from one person to another.  The cost for this service is currently $350.00 and should be factored into your sale price.</p>
<h2>How do I list my share for sale?</h2>

<p>Go to <a href="http://www.ebay.com.au/">www.ebay.com.au</a> and choose the category &#8220;<strong>Tickets, Travel</strong>&#8220;, then in the &#8220;<strong>Refine Search&#8221;</strong> (left hand side of page) choose &#8220;<strong>Travel&#8221;</strong>, then in the &#8220;<strong>search results&#8221;</strong> bar type in the word &#8220;<strong>Timeshare&#8221;</strong> and press &#8220;<strong>Search</strong>&#8220;.  You will see the list of timeshares already for sale.</p>
<p>To list your timeshare for sale click on the &#8220;<strong>Sell</strong>&#8221; button at the top of the page and follow <strong>eBay </strong>instructions.</p>

One share entitles members to one week per year at an ETG property.  Members can exchange their week into other timeshare resorts through DAE, HC Direct or RCI. <p>In February we travelled to Hobart for a week at <strong>Regent Park Apartments</strong>.  The apartments (one of the Holiday Concepts properties) are ideally located in Sandy Bay &#8211; walking distance to shops, Battery Point, Wrest Point and the famous Salamanca Market.  The apartments are small and whilst they will sleep 6 persons I would suggest ideal for 4.  The 2bdr apartments have a queen bed in the main bedroom and 2 x single beds in the second bedroom.  There is one bathroom, small lounge/dining area and a fully equipped kitchen.  The kitchen didn&#8217;t get much of a workout when we were there as the local food offerings were many and varied.  The property managers were very welcoming and if you are so inclined they offer various opportunities for you to meet with fellow guests at pancake breakfasts, guided walks etc.</p>
<p>We did our own thing most of the time &#8211; played golf and did some day trips to historic Port Arthur and the Huon Valley (where visited the Hastings Caves).   We ate at some great eateries &#8211; I can definitely recommend Me Wah Restaurant (Chinese) which has magnificent food and a wine list to match.  On our first visit we ordered from the menu &#8211; the meal was wonderful and reasonably priced considering the service and quality.  On our second visit we lashed out and let the chef choose our meal and the sommelier, Richard, match each dish with superb wines.  OK it was expensive but it was our 28<sup>th</sup> wedding anniversary and it was one of the best meals I have ever had.</p>
<p>On the other end of the scale The Fish Bar, just around the corner from Regent Park, serves beautifully cooked seafood meals in a casual atmosphere.  Fully licensed The Fish Bar is exceptional value (I had a dozen FRESH Tassie oysters for $11.90 and a main course of beer battered whiting and salad which was also very reasonably priced) and is well worth a try.</p>

Port Arthur, Tasmania</p>
<p>Our trip to Port Arthur was great.  I had never been before and found the site fascinating.  We spent half a day wondering about through the ruins and restored houses.  The stories from the guides about the history of Port Arthur are both harrowing and amazing.  Money well spent.</p>

The Southern Forests, Huon Trail, Tasmania</p>
<p>The Huon Valley trip was beautiful and another day to be remembered.  The fresh cherries purchased from the farmer&#8217;s stall on the highway were sensational.</p>
<p>We thoroughly enjoyed our week at Regent Park and can recommend the experience to you.</p>
<p>My exchange was confirmed through HC Direct, the exchange fee was $115.00.  Flights are cheap and the taxi from Hobart Airport to Regent Park was $48.00.</p>

<p>There has been <strong>another change to the check-in arrangements</strong> at the Manly Apartments.  Our new agent is Robert Salisbury of Phillip Banks Real Estate.  Robert&#8217;s office is located in the foyer of the Manly National building.  We are confident that having Robert &#8220;on site&#8221; will make check-in/out much more convenient.  If you have already booked a week at Manly Anne will be sending new confirmation details in due course.  As usual all bookings for Manly are made with Anne at member services.  With only six timeshare units at Manly weeks are filling quickly for the remainder of the year so call soon to book your holiday week.</p>
<p>The <strong>bathroom renovations</strong> at Manly are now complete.  Dennis Grimes (Eastcoast Timeshare Group Administration Manager) and I inspected the apartments a couple of weeks ago and the new bathrooms look fabulous!  The carpet in the lounge area has also been replaced as part of the refurbishment.</p>
<p>The building is also undergoing refurbishment &#8211; the foyer will have new floor, the car park has been painted and cement cancer treated.  A swipe card is now used to access the building.</p>

<p>We spent the Labour Day long-weekend at beautiful Bright.  We stayed at <strong>The Bright Resort</strong> (another of the Holiday Concepts Resorts) in a clean and spacious 2bdr apartment.  Having being there before it was sad to see the effects of the drought on the gardens but when you see the water level in the once mighty Ovens River you truly appreciate the extent of the big dry.  Regardless, Bright is still a wonderful destination for a holiday.  The township (a casual 20min walk from the resort along the old rail line) has everything &#8211; shops, cafes, restaurants, galleries, hotels.  We spent a morning wandering through the shops and grabbing a coffee by the river.  We played golf at Bright Golf Club and took the Canyon Walk each morning into Bright township.  We ate at the fabulous Simone&#8217;s Restaurant and had a delicious lunch at King River Café, Oxley on our way back home.  A hidden gem was the Rail Trail Café in Porepunkah where we had a casual lunch prior to golf.</p>
<p>There are great bicycle trails all around the area where we saw many families cycling their way through the valley.</p>

<p><strong>Member Information Evening Success</strong></p>
<p>A crowd of 100 or so Eastcoast Timeshare Group (ETG) members gathered at Holmesglen TAFE  on the 5<sup>th</sup> August.  Anne Burns presented information to help members maximise their timeshare usage including the latest on all the exchange companies.  The Timeshare industry is booming in Australia with many large branded companies now well established here. </p>
<p>The most important advice from Anne?  Contact her when planning your holidays to ensure you are fully utilising the search systems available.  Anne can book holidays into any of the ETG properties (Bayview Apartments, Golden Leaf Apartments and Manly National Apartments) and search and book exchange and bonus weeks through the various exchange options. Anne has worked in the industry for 16 years and has the experience and expertise to assist you with your accommodation search.  Call or email Anne for assistance with your timeshare bookings.</p>
<p> ETG Administration manager, Dennis Grimes presented a financial report for the year ended 31<sup>st</sup> December 2007.   Dennis talked of the on going maintenance works at each of the properties and major works either planned or completed over the past 12 months or so.</p>
<p><strong>Golden Leaf</strong></p>
<p>The pool has been drained and given a new pebble relining.  A new filtration system has also been installed to cut down on the maintenance costs.  The couches have been replaced with all apartments now fitted with 2 x single sofa beds in the lounge.   Hot water Services have also been replaced.  We are also looking at a window replacement program as the aluminium frames are starting to seriously deteriorate.</p>
<p><strong>Bayview Apartments</strong></p>
<p>New 2 x 1 single sofa beds have been ordered for all apartments and it is hoped these will be in place before the Christmas holidays.  Windows in unit 7 have rotted out and are in the process of being replaced.  We are currently investigating what appears to be some shifting of the foundation supports in some of the units and a re-blocking exercise may be needed in the new year however this will depend on the report.</p>
<p><strong>Manly National Apartments</strong></p>
<p>Extensive Bathroom renovations are taking place, 2 x single sofa beds will be installed after the bathroom works have finished and new carpet put in place.  Completion date approximately June 2009 for all six apartments. </p>
<p>A new building manager at Manly has meant that we no longer have an office on site at Manly National.  Check-in/out will continue to be provided by Bergelin Estate Agents.  When members make a booking at Manly National they will receive all the information they need to make their arrival at Manly hassle free.  Please follow the instructions carefully.</p>
<p>The final part of the night was devoted to member questions.  It was a great opportunity for members to meet with the Board and each other, exchange holiday experiences and most importantly learn how to tailor the timeshare system to their individual needs.</p>
<p><strong>ATHOC Annual Conference </strong></p>
<p><strong>Denarau Island &#8211; Fiji</strong></p>
<p>The Australian, New Zealand and Fiji Timeshare associations got together on Denarau Island, Fiji in September for the ATHOC annual conference.  BULA!</p>
<p>The mood amongst the attandees was bouyant and stories of the growth of timeshare were many.  The ATHOC publication &#8220;Timeshare &#8211; Holidays Forever &#8211; Growing Regional Tourism&#8221;, released in 2006 and based on figures and surveys over 2004-2005 reports :</p>
<p><em>Timeshare is the fastest growing segment of Australia&#8217;s tourism industry.</em></p>
<p><em>Timeshare has consistently high occupancy rates of 86%.</em></p>
<p><em>Timeshare is responsible for employing 5,800 people in Australia.</em></p>
<p><em>Timeshare is a regional tourism driver &#8211; more than 96% of the timeshare industry is located in regional areas.</em></p>
<p><em>81% of Timeshare Owners are either satisfied or very satisfied with their purchase.</em></p>
<p>Researcher, Professor Beverley Sparks from Griffith University, who is continuing her research into &#8220;Derived Customer Value&#8221; for the Timeshare industry spoke at the 2008 conference.  Initial data indicates that the industry is continuing to grow and customer satisfaction ratings remain on the high to very high scale.</p>
<p>Key note speakers from large timeshare companies in the US amazed us with their plans for new timeshare resorts (some them are more like theme parks!) and the exchange companies told of their continued growth and new services. </p>
<p>The ATHOC Southern Seminar was recently held at Nepean CC, Rosebud.  The seminar included software education (most Australian resorts use the same industry specific software), and presentations on local tourism, complaints handling, resort activity programs and exchanging holidays.  At the function dinner, Achievement Awards were presented to worthy recipients.  Our own Karen Erickson, Bayview Apartments Manager, was rewarded for her 8 years of service to ETG and the wider timeshare community.  Karen consistantly receives high hospitality ratings from guests and is a valued member of the ETG team.  Congratulations Karen.</p>

<p align="left"><font face="comic sans ms,sand">Maintenance levy invoices, for the 2008 calendar year, were issued in early October 2007. The levy is AUD$550.00 per share.<br />
Levies are due in full by January 1st 2008. Payment can be made by cheque (made out to Eastcoast Timeshare Group Trust), credit card (we accept Visa or MasterCard) or BPay.<br />
A late payment interest charge will be added to accounts if payment is not received by January 1st 2008.<br />

<p align="center"><font size="6" color="#ff9900" face="comic sans ms,sand">The Budget, Maintenance Fees and You</font></p>
<p></font><font size="6" color="#ff9900" face="comic sans ms,sand"></p>
<p align="left"><font size="3" color="#000000" face="comic sans ms,sand">Every year the Board sits down and evaluates the proposed budget for the following year.  It is prepared by our finance committee and much thought goes into its preparation.  The questions asked in developing the budget are fairly simple.  What was our expenditure last year and so far this year and what is the trend? What new expenditure is anticipated or can be forecast?  What amount do we need to put aside into the sinking fund to pay for refurbishment/replacement of major items?  What does the 5/10 year plan require?</font></p>
<p></font><font face="comic sans ms,sand"></p>
<p align="left">As Board Members and Owners we are very conscious of the responsibilities placed on our shoulders.  We try and run a very tight budget and have been pleasantly surprised this year to see the expenditure running within 1% of the expected amount.  Furthermore we are hoping that for the first time since we took over in 1990 that we will finally trade out of the deficit we inherited.  The results will only be finalized when the books are audited in the New Year but at least the signs are there that the time is not far off.</p>
<p align="left">Our fees remain one of the lower in the timeshare community and we quote them upfront.  You may hear of lower but look closely.  Quite a few Resorts mask their actual fees by making them artificially low and then charging additional fees or levies.  Now, what do we spend the money on? Unfortunately the structure of Eastcoast is such that there is a significant Management component as we need Managers at each resort plus a Central Administration to coordinate all the activities.  This overhead amounts to around a third of our budget.  Maintenance is the next largest commitment at around 20% with Laundry/Cleaning and Government compliance cost the next at 14% each. Rates and taxes (excluding GST) are our next burden and amount to about 11% of the finances.  The provision of Utilities and Supplies round out the result<br />
and come in at about 8%.  Included in your maintenance fees but not a budget line item is the sinking fund. We place money in this fund to cover our 5/10 year plan. This fund is used to cover major costs like replacing the roof or installing the air conditioners at Golden Leaf.</p>
<p align="left">While some of these costs are self evident perhaps the issue of maintenance deserves a little more attention.  This year we have seen several new fridges, TVs and dishwashers as we replaced items that have worn out.  We have also put new lounges in Unit 7 at Bayview and balcony furniture at Golden Leaf.  Hot water Services have broken down at both Golden Leaf and Bayview resulting in them having to be replaced. All beds were replaced at Golden Leaf while and the shade sail at Bayview required some repairs following high winds.  Some of the curtains at Golden Leaf have required replacement as the sun destroyed the blackout liner and more replacements are scheduled shortly.  I am currently talking with some manufacturers to see if we can replace the sofa beds as they are now reaching the end of their life, a project which will likely cost about $40,000 but will be funded out of the sinking fund as part of our 5/10 year plan.</p>
<p align="left">One of the reasons we are able to run a tight budget is that nearly all our weeks are sold and everyone is paying their maintenance fees on time.  We would love to have all weeks paid up but for various reasons this is not always possible.  I sometimes have a spare week or two available for purchase.  If you would like one I suggest you contact Anne or look in the Trading Post as many of our owners use this as a means of selling their shares.  If you are looking to sell your week try this method as I am unable to market the shares for you due to Government legislation.  However, once you have a Buyer, contact Anne and I will then ensure all the transfer goes through smoothly.</p>

<p align="left"><strong>Cruising with Timeshare</strong></p>
<p><em>Thank you to Dennis Grimes (Eastcoast Timeshare Group Administration Manager) for this article.</em></p>
<p>My wife and I have utilised our timeshare over the years taking our family on our annual holiday to Queensland or somewhere else around the country while the kids were young.  We have also made the odd trip overseas utilising our weeks to the maximum as our children grew older. Timeshare was sometimes a pain in the neck when we realised late in the year that we still hadn&#8217;t used it but overall I must say it has been a good investment for us as it forced me to take the holiday and spend some quality time with the family.  It was so easy to get caught up in work that sometimes the important things were overlooked.</p>
<p>Now our kids have grown up and have left home we were faced with a quandary.  What were we going to do with our holidays?  Continue touring?  What were our options?  As it turned out we decided to do something completely different.  Having come to Australia by boat in the 50&#8242;s I have often wanted to re-experience the feel of a large ship on the sea so I suggested to my wife that we should try a cruise.  I am a reasonable sailor but my wife wasn&#8217;t so sure.  Getting seasick could be a real turn off.  After a couple of years of prodding she finally agreed when I assured her that not only would she be waited on, but that she also wouldn&#8217;t have to wash up, or even make the beds.</p>
<p>Eighteen months ago we banked our weeks with Ice Gallery and took our first cruise with P&amp;O to the islands.  I must say we had a ball.  What&#8217;s more, my wife found out that a few ginger tablets over the first days of the cruise removed any queasiness and sea legs were quickly obtained.  She even found clambering into the small tenders that ferried us to shore was an enjoyable experience.  The scenery was certainly different as was the culture we found ourselves visiting.  And, after a day exploring, what could be better than going back to the same bed in the same room.  No more unpacking.   A quick shower and off to pre dinner drinks in the piano bar, a nice four course meal in the restaurant, all followed by a floorshow.  I was happy but my wife was even happier.  No more chores.  Now she could relax too.</p>
<p>Since then we have cruised again with Princess Lines to New Zealand and have just returned from a cruise in the Mediterranean with Carnival.  The different countries we visited were a once in a lifetime experience and whether climbing in the snow or walking amongst thermal pools in New Zealand or exploring ancient ruins in Italy or Turkey it was nice to know that back there waiting for us was our own bed.  The ships were bigger, newer and the hospitality of the staff was just as friendly but that first cruise will probably remain a favourite as it brought us into a new and memorable experience.</p>
<p>Our experiences on-board and ashore?  Well, each cruise was different and I will hopefully have time to detail them in a future newsletter.  There are some lessons to be learnt.</p>
<p>I&#8217;d like to take the opportunity to thank the staff at Ice Gallery for their assistance in making this happen; first for helping me convince my wife and secondly for assisting with the bookings to make it all happen.</p>
<p>As for the future; well we&#8217;re off cruising again later this year to see what Alaska and Hawaii have to offer.</p>

<p><strong>The Burns Excellent Adventure (Part 2)</strong></p>
<p>We left the South Island and the Marlborough region aboard the &#8220;Interislander&#8221; ferry (<a href="http://www.interislander.co.nz/">www.interislander.co.nz</a>) &#8211; Picton to Wellington &#8211; on a windy but relatively calm morning.  The trip takes 3 hours and is very picturesque.  The 5 ½ hour car trip from Wellington to Taupo was uneventful.  Highway 1 all the way to Turangi and on to Taupo on the other side of the lake.  The lake itself was the result of the most violent volcanic eruption the world has seen in the past 5000 years &#8211; the ash affected the sunsets as far away as Europe and China.  <strong>Australasia&#8217;s largest lake</strong>, Lake Taupo was created by a gigantic volcanic eruption in 181AD. At 616 square kilometres, it is as big as Singapore Island. The lake&#8217;s attractive pumice sand beaches give it the appearance of an inland ocean.  Over thousands of years, volcanic action has created a landscape of simmering craters, boiling mud pools, fumaroles and steam vents.</p>

<strong>Thermal Wonderland, Rotarua</strong></p>
<p>Maori mythology is richly interwoven with the geothermal features of the region. Year-round trout fishing &#8211; Rainbow and brown trout were liberated in Lake Taupo more than 100 years ago. Open for fishing 12 months a year, the lake and its adjoining rivers represent one of the last true wild trout fisheries in the world.</p>
<p>Timeshare accommodation is plentiful in this area.  Choose from Lake Edge Resort Taupo, Phoenix Resort, Retreat, Taupo Ika Nui, Village Resort Taupo and Lakeside Villas or Kaimanawa Lodge and Turangi Leisure Lodge in Turangi.  We stayed at Lakeside Villas which was great.  We had a double storey unit with it&#8217;s own private courtyard including BBQ and thermally heated outdoor spa.  The resort was beautifully maintained and the location (within walking distance of the main township and over the road from the lake) is perfect. <strong>Lakeside Villas, Taupo</strong></p>
<p>Our stay at Taupo was a chance to unwind after the constant travelling of the week before.  We enjoyed walks into town and around the lake and took short drives to the local sights.  We walked in &#8220;The Craters of the Moon&#8221; park and saw bubbling mud and boiling streams and our sense of smell was assaulted by the sulphur; we watched and listened to the torrent of water squeezing through the narrow opening at Huka Falls; and we swam in the local baths.  The baths are thermally heated and we floated in the bath temperature water with cold rain splashing down.  We ate at the local restaurants and took a day trip to Rotarua which included a visit to the Volcano Activity Centre. The Taupo Volcanic Zone stretches from Mt Ruapehu in the central plateau to White Island in the Bay of Plenty. It is one of the world&#8217;s largest and most actively volcanic and geothermal areas in the world today. Mt Ruapehu, which had it&#8217;s last major eruption in 1995-1996, provides great snow skiing at Phakapapa and Turoa resorts in the winter months.</p>
<p>We thoroughly enjoyed our stay at Taupo and would happily holiday there again.  There is so much more of the North Island that we want to explore we will have to go back soon!<strong> </strong></p>

<p>Happy New Year to you all and I hope that your 2007 holidays will be relaxing, exhilarating and memorable.</p>
<p>Having recovered from school holidays, Christmas and New Year I thought to take a breather.  I looked at the calendar and saw that it was March 5<sup>th</sup> 2007.  Where did February go?</p>
<p><strong>New Software at Member Services</strong></p>
<p>We have installed new software at member services.  The &#8220;Viewpoint&#8221; software is written specifically for timeshare resorts and clubs and I am very happy with the new program.  Conversion took place in early February and I have been busy verifying the data transfer in addition to learning how to navigate a new system.  You will notice some differences with confirmations and levy notices but otherwise all is steady as she goes.</p>
<p><strong>Eastcoast Timeshare Group Board of Directors</strong></p>
<p>The Eastcoast Timeshare Group Board of directors meets once a month.  The Board consists of eight Eastcoast Timeshare Group (ETG) members who each own one or more shares.  The Board plans for the future of the group &#8211; budgets, setting maintenance fees, complaints, debt collection and works in conjunction with the ETG Administration Manager, site managers and member services to ensure members&#8217; interests are maintained and services are provided.  The ETG recently had to foreclose on some bad debtors and we have shares available for resale to existing or new owners. <p><strong>Security Deposits</strong></p>
<p>ETG now requires all residents at Bayview, Golden Leaf and Manly leave a security deposit of $200.00 per apartment upon check-in.  A minority of guests have left the apartments in a less than satisfactory state upon departure which has resulted in extra cleaning and /or replacement of contents and/or repairs being required.  The Board feels that the cost of extra cleaning, breakages and damage should be borne by the individual responsible rather than by all members.  As such members and guests are required to fill out a form that includes credit card details (just as you do for hotel accommodation) with approval to a $200.00 limit.  The manager will inspect apartments whilst guests are checking-out and providing there is no damage to the apartment or contents and the apartment is left in a state that does not require extra cleaning the form will be destroyed.  All confirmations now include a &#8220;Priority Check-in Form&#8221; that can be completed prior to your arrival and help speed up check-in.</p>
<p><strong>Golden Leaf Apartments are COOL!</strong></p>
<p>Air-conditioning has been installed in all apartments at Golden Leaf.  Comments have been very favourable and let&#8217;s face it us southerners need to escape from the humidity sometimes!</p>
<p><strong>How should I leave my apartment before I head home?</strong></p>
<p>To assist cleaners and to help keep maintenance costs to a minimum, guests should complete the following tasks prior to leaving:</p>
<p>1. Strip all beds and place sheets and pillow cases, along with towels and tea towels into the bathroom.</p>
<p>2. Empty all bins.</p>
<p>3. Wash dishes (or place in dishwasher and turn on) and replace in cupboards.  Wipe down benches.</p>
<p>4. Sweep and/or vacuum floors.</p>
<p>5. Complete final check of all cupboards, wardrobes and under furniture to ensure you have not left anything behind.</p>

<p>The conference was the first to incorporate the annual meetings of the Australian, New Zealand and Fiji timeshare associations.  It was fun meeting people with whom I had previously only had telephone contact with.  The general feel within the industry is one of excitement and expansion.  Several large companies are now building and selling quality properties as timeshare interests.  There remains concern about the image of the industry held in the wider community but it was encouraging to hear that surveys revealed a greater acceptance of the concept in recent years.  All conference delegates pledged to spread the good word about timeshare.  It&#8217;s not hard &#8211; I have had some of the best times of my life on our many timeshare holidays.</p>
<p><strong>The Burns Excellent Adventure (Part 1)</strong></p>
<p>I look forward to my next holiday later in the year but have to tell you all about the family trip to New Zealand in September last year.  It was fabulous!  The opportunity arose for a trip to the &#8220;Land of the long white cloud&#8221; when ATHOC scheduled its annual conference in Christchurch.  We had not holidayed in New Zealand before and could not pass up the opportunity to see the country that my parents had been &#8220;waxing lyrical&#8221; about for many years.  Mum had always said that, geographically, New Zealand was the world encapsulated.  Wow!  New Zealand is indeed a beautiful country.  Add great hospitality, friendly &#8220;natives&#8221;, varied activities and delicious wine and one really has it all.</p>
<p>We had just over 2 weeks to explore as much as we could.  There is always difficulty securing timeshare accommodation in the South Island (the demand exceeds supply) and so, given it was also school holidays, we decided to &#8220;backpack&#8221; our way around the South Island for 10 days.  Now don&#8217;t get too excited, my version of backpacking does not involve me actually donning a backpack.  My version includes a hire car (16 days), accommodation at YHA Hostels (private rooms) and some wining and dining.  We had a ball meeting people from all over the world, staying in clean, warm and friendly accommodation and seeing some of the most beautiful countryside.<img style="width: 255px; height: 215px;" src="http://eastcoastvacations.com.au/wp/wp-content/uploads/dscn0678.JPG" border="0" alt="" width="255" height="215" /></p>
<p>We drove from Christchurch in the Canterbury district to Lake Wanaka (428kms and about 6 hours by car).  The scenery is spectacular on route.  Starting the trip from the fertile plains and heading south toward the towering peaks.  As you leave the plains the roads narrow and become serpentine.  The mountains dominate and snow capped peaks are all around.  Nearly every turn taken reveals another stunning vista.  The area is sparsely inhabited and yes, there a lots and lots and then some more SHEEP.  The Wanaka Township is nestled in the low hills surrounding Lake Wanaka and is simply beautiful.  The township is thriving and there seemed to be a rather rapid expansion in progress.  There were new subdivisions advertised aplenty but prices for property overlooking the lake were expensive.  Let&#8217;s hope the progress does not harm the natural beauty of the place.  We stayed at the YHA for 2 nights.  We took walks, played minigolf and shot a few arrows and had an entertaining morning at Puzzle World.  Wanaka is close to two great ski areas, Cardrona and Treble Cone.  Bruce and I took the opportunity to show Alex the snow for the first time.  The drive from Wanaka up to the Cardrona resort is exhilarating &#8211; narrow, winding, steep but once again the views are spectacular.  <img style="width: 187px; height: 176px;" src="http://eastcoastvacations.com.au/wp/wp-content/uploads/dscn0691.JPG" border="0" alt="" width="187" height="176" />Alex tried snowboarding whilst Bruce and I skied for the first time in 13 years.  Having booked Alex in for a lesson we prepared to take to the slopes.  What had been a sunny albeit windy day suddenly turned into a blizzard.  Visibility was limited and snow was gusting from the sky and from the slopes above.  We figured that Alex, having already left with his snow boarding class was getting a decent initiation in the sleet, snow and wind that were blowing skiers off the ski tows!  We discovered later that the class had in fact taken shelter in the ski school and indulged in a hot chocolate with marshmallows whilst waiting for the worst to blow over.  We did get a chance to have a few good runs before the slopes were closed due to the gale force winds.  The view from the top of the mountain was awesome.</p>
<p><img style="width: 231px; height: 184px;" src="http://eastcoastvacations.com.au/wp/wp-content/uploads/dscn0699.JPG" border="0" alt="" width="231" height="184" />Upon leaving Cardrona we drove to Queenstown (113kms and about 1.5 hours by car).  I had an idea that Queenstown was a small village perched on the edge of the lake &#8211; I was wrong.  Queenstown is a large and thriving tourist town.  We had great accommodation at the YHA in Queenstown with views across the lake from our room.  We went on the Shotover Jetboats (a blast not to be missed) walked around the shops and ate in a great Indian restaurant not far from our accommodation.  I considered bungy but just couldn&#8217;t seem to fit it in prior to us leaving.</p>
<p>Next stop was Te Anau (174kms and about 2.5 hours by car) another town on a lake.  This is the region where Lord of the Rings was filmed and I thought I may have spied one of the hobbits but maybe my imagination just ran away.  Te Anau is much smaller and quieter than Queenstown but I would imagine tourists would throng during the summer months for bushwalking, fishing and a tour to Milford or Doubtful sound.  Once again YHA accommodation good and centrally located.  Te Anau was the furthest south we travelled and the main aim was to take a boat cruise on Milford Sound.  A friendly local advised us to book on one of the smaller boats rather than the large cruisers which cater for the bus tours and restrict viewing of the Sound.  The trip was taken on a day where I swear more rain fell in those 6 hours that I had seen in 2 years at home.  It was wonderful.  The forests are lush (this is one of the wettest places on earth) and full of lichen, moss and ferns.  Primeval and untouched.  By the time we got to the Sound the weather had really closed in and we worried that we would not be able to see anything from the boat.  As it turned out we were three of a total of 15 on the boat and we had the freedom to wander in and outside.  Waterfalls were everywhere &#8211; there was water gushing from heights that were clouded from view.  <img style="width: 179px; height: 152px;" src="http://eastcoastvacations.com.au/wp/wp-content/uploads/dscn0711.JPG" border="0" alt="" width="179" height="152" />The wind was blowing some of the smaller falls back up the cliffs whilst seal lolled in the nooks of rocky outcrops at their base.  <img style="width: 214px; height: 242px;" src="http://eastcoastvacations.com.au/wp/wp-content/uploads/dscn0726.JPG" border="0" alt="" width="214" height="242" />The tour takes you out of the Sound into the ocean where we rode the waves (great fun) before turning back and re-entering the relative calm of the Sound.  We stopped off at the aquarium on our way back to Milford which was excellent.  Who would think that all those critters and plants exist deep down in those murky, icy waters?</p>
